Proper positioning of real estate requires an honest valuation. Valuations can be applied to an existing asset, a building for potential purchase, a probable lease, an existing lease, or any variation of real estate and land use. Examples of valuation services done without the benefit of an inspection are a Broker’s Opinion of Value, Market Reports, Building Reports, and Lease Abstracts. Informed decisions require data, and these examples are helpful in determining what is not readily obvious from driving past a building and calling the phone number on the sign.
